1. Architectural Control & Approvals
Q: Do I need approval before starting a project on my property?
A: Yes. No initial construction, site preparation, excavation, or subsequent material alterations to existing improvements (including buildings, fences, or landscaping) can be undertaken until two sets of plans have been submitted and approved in writing by the Architectural Control Committee (ACC).
Q: Are there any architectural styles that are completely banned?
A: Yes. Extraordinarily stylized or unique building shapes such as geodesic domes, A-frames, or cubic block homes are strictly prohibited. The ACC has sole and absolute discretion to determine if a design falls into a prohibited category.
 
 
2. Home & Building Specifications
Q: What are the minimum square footage requirements for a home?
A: For a single-story (rambler) home, the minimum is 1,500 square feet. For a two-story home, the minimum is 1,300 square feet on the main floor. These totals exclude basements.
Q: What exterior materials and colors are allowed on my house?
A: Home exteriors must consist of at least 80% masonry material (calculated by total square footage of all four elevations, minus doors and windows). All exterior finishes must be earth tones, though subtle blue and gray tones may be permitted with ACC approval. Gravel roofs are prohibited, and the roof pitch must be no less than 6:12.
Q: What is the mandatory front yard building setback?
A: The front building setback line is fifty-five feet (55') on all lots.
 
 
3. Outbuildings, Garages, Sheds, and Stables
Q: What are the rules for adding a detached garage or shed?
A: You must submit a plot plan with setbacks, floor plans, elevation drawings, a description of exterior materials/colors, and the intended use to the ACC before construction begins. The total square footage of all garages (attached and detached) cannot exceed 15% of the property's total square feet, and exterior colors must match the home. Automobiles or trucks cannot be stored in sheds.
Q: Can I build a detached outbuilding or an animal stable?
A: Outbuildings (freestanding structures used to store commercial/recreational vehicles, animal trailers, or approved animal feed/equipment) are only authorized on lots that are one acre or larger. Stables for sheltering animals also require prior ACC approval with full plan submissions.
 
4. Fencing Rules
Q: Can I install a chain-link fence?
A: No, chain-link fencing is generally not a permitted fence type. The ACC may grant rare, case-by-case exceptions only if it is limited to a small area (such as a dog run).
Q: What are the general height and placement limits for fences?
A: Fences cannot be higher than six feet (6'). They cannot project toward the street past the front yard setback or the front of the home without prior ACC approval. Fences or heavy foliage must never block the vision triangle of traffic or interfere with established property easements.
Q: I live on a corner lot. Do different fencing rules apply to me?
A: Yes. Side yard or rear yard fences on corner lots must be set back a minimum of 10 feet from the street right-of-way, and a landscaping area must be maintained within that 10-foot setback.
 
5. Parking and Vehicles
Q: Can I park my vehicle or trailer on my lawn?
A: No. Parking on the lawn or any unpaved portion of a lot is strictly prohibited. Front-yard parking is only allowed on a paved driveway.
Q: How many vehicles are allowed to be parked outside?
A: A maximum of three (3) vehicles and/or trailers are allowed to be parked on the driveway or approved parking structure in front of the home. Every residence must include an attached garage space capable of holding a minimum of two passenger vehicles.
Q: Can I park or store an inoperable or unlicensed vehicle on my lot?
A: Only if it is parked wholly within an enclosed structure or is completely screened from public view in a manner approved by the ACC.
 
 
6. Property Maintenance & Enforcement
Q: What are my ongoing maintenance obligations?
A: Homeowners must keep all structures in good repair (painted/stained, windows unbroken). Lawns must be cut, weeds cut, shrubbery trimmed, and rubbish/debris removed. All trash and garbage must be kept in covered containers at all times.
Q: What happens if a property falls into disrepair or violates the rules?
A: If an owner creates an unsightly or unsafe condition, the HOA Board will issue a 30-day written notice to correct it. If the owner fails to comply, the Association has the right to enter the property, correct the issue, and demand reimbursement within 10 days. If unpaid, the Board can levy a Limited Assessment against the lot or file a mechanic's lien against the property.
 
 
7. General Nuisances & Restrictions
Q: Can a guest live temporarily in a camper, tent, or detached building on my lot?
A: No. The CC&Rs state that no trailer, vehicle, tent, shack, garage, accessory building, or outbuilding may be used as a temporary or permanent residence.
Q: Are satellite dishes or antennas permitted?
A: Exterior radio or television antennas require written ACC approval. Satellite dishes cannot be placed on the front of any home. Any satellite dish larger than 30 inches in diameter must be approved by the ACC and screened from public view.
Q: Can I put a sign up in my yard?
A: Commercial billboards and advertising are prohibited. However, owners may display a single, neatly sized "For Sale" or "For Rent" vacancy sign. Moving or flashing signs are entirely prohibited.
